Situado en un periodo clave del final del Antiguo Régimen, y predecesor del Registro de la Propiedad, el Registro de Hipotecas presenta una estructura que lo convierte en una herramienta privilegiada para el análisis de las continuidades y transformaciones del mundo urbano finisecular. Establecido por la Real Pragmática de 31 de enero de 1768, continúa operativo con una significativa coherencia hasta los cambios introducidos en el segundo tercio del siglo XIX. En el caso compostelano el Registro se establece en agosto de 1768 y se han manifestado las posibilidades de la fuente al menos en los siguientes niveles: a nivel agrario para calcular las proporciones, regímenes, explotación y valoración de la propiedad agraria; a nivel del estudio del urbanismo y propiedad inmobiliaria, análisis de caso y agregado de los comportamientos económicos; crédito y circulación monetaria, etc. Se muestra útil, asimismo para el estudio de crisis coyunturales, construcción de infraestructuras como el Camino Real a la Coruña, los diversos procesos desamortizadores, etc. Una cuestión fundamental es la posibilidad de realizar estos estudios desde una perspectiva comparada, pues estos registros habían de establecerse en las principales ciudades y cabezas de partido a cargo de los escribanos municipales. Palabras clave : Historia Urbana, Registro de Hipotecas, Propiedad, Mercado, Antiguo Régimen Abstract: The aim of this paper is to present the characteristics of the Mortgage Registry for the study of the Spanish Monarchy’s urban history. The Mortgage Registry, which is located in a key period at the end of the Ancien Régime and is a predecessor of the Land Registry, is an extraordinary tool to analyse the continuities and transformations of the urban world at the turn of the century. It was founded by the Real Pragmática of 31 January 1768, and it kept a consistent performance until the changes in the second third of the 19 th century. In the case of Santiago de Compostela, the Mortgage Registry was set up in August 1768. It is possible to study it in at least the following levels: at an agricultural level, from which we can estimate the proportions, systems, use and evaluation of agricultural lands, and at the level of the study of urban planning and real estate, from which we can examine the case of economic performance, credit, monetary circulation, and so forth.
