Introduction The following is a feasibility study report for a project to construct proposed hostel development in Bellevue, South C area, whereby the client is : Technical University of Kenya. The aim of this study is to: Establish the viability of the project in terms of SWOT analysis method. Reassure the client that the project is financially viable. Ascertain the client on how to achieve the project goals. Enhances the probability of success by addressing and mitigating factors early on that could affect the project; Provides quality information for decision making. Provides documentation that the business venture was thoroughly investigated. Helps in securing funding from lending institutions and other monetary sources. Helps to attract equity investment. Project Location The project is located in: Bellevue in South C area is located in Nairobi County just approximately 7.2kilometers south of Nairobi which is about an 18 minutes’ drive from the CBD. The estate is part of the Nairobi Metropolitan Area. This area is quite prime and fit for the above project owing to the fact that

There are also many other auxiliary services surrounding this area such as: Supermarkets such as Capital One shopping mall Banks ; National, Equity, KCB, DTB, Family Bank among others. Recreational areas. Near South C town is the Boma Hotel, a fairly popular tourist destination , Nyayo stadium, RSRS cafeteria, ministry of works sports club. Good infrastructure. The road network to and from South C is well established i.e. Mombasa Road is 4 lanes duo carriage road. Learning institutions . These include: Kenya Institute of Mass Communication - South C, Kenya Water Institute, Railway Training Institute, Kenya Institute of Mass Communication, Star Media Institute, College of Insurance , T.U.K etc. Hospitals in the area include; Nairobi South Hospital, South C Kenya red cross Headquarters, Mater Hospital etc. Security. The estate has a police station and police posts in different areas of South C estate. Cyber cafes , Boutiques , and Petrol stations are available in the town. The project is estimated to take a construction period of two years upon which provision of intended services starts off. Here, through the professional guidance of a Project Manager, the project should be scheduled so as to last within the projected timelines and avoid such lags that may eventually delay the projected incomes and thus impact negatively upon the client.
