1. When assessing the demand for a new project it is important to look at the demographics of the population, and the type of housing they will desire. The demographic information describes individuals who have enough discretionary income to afford a single-family house, but instead could opt to live in a luxury apartment with a full range of amenities. It is our opinion that due to the existing high number of skilled workers with high income, and also the expected future influx of high-tech companies and their subsequent employees, that there will be sufficient demand for this project. The available information that is most useful for assessing the level of demand includes the breakdown of type of occupation, their average income, and the expected population and employment growth figures. These data show that this area will experience steady growth. 2. The location for this project seems to be excellent based on the fact that it is located adjacent to Austin, in relative close proximity to the business district, and will have
