1. Susan’s younger sister is not able to work due to a disability. Susan would
like to ensure that her sister does not have to worry about a home. What
would you advise Susan to do, to ensure that her sister will have a roof
over her head for the duration of her life?
2. The Chen’s have just moved to a new home. The home, itself is not new,
but it is new to them. They have a lovely pool in the backyard and they are
very excited to have their friends over for a pool party. In the meanwhile,
while sitting by the pool and using the pool, they have noticed a rancid
smell, which seems to be coming from the neighbour who resides right
next door to them. They figure that it will pass. Perhaps their neighbours
are cooking something that does not smell great. In any event, the problem
continues and, in fact, when their friends come over for the pool party, they
comment on the strong smells coming from the neighbour’s property. Do
you think the Chen’s have any legal recourse? If so, what would it be, and
what elements would they have to prove to win their case?
3. One of your clients is thinking about buying a commercial property. He is
undecided as to whether or not he should purchase the property on his
own or with a partner. Can you explain his options and the pro’s and con’s
of each choice.
