1Needs AssessmentProblem StatementA building manager in real estate has been manually operating the building maintenanceoperations. He has been using books to record the operations of the building, such as new tenantsand current tenants, recording complaints, writing letters to communicate with tenants, andnotifying tenants about their monthly dues. The management of this building currently does nothave an online presence, and this makes it difficult and challenging to manage its operations. Thecurrent mode of managing the building has challenges such as taking up a lot of space, lack ofeffective communication, lack of security, being prone to damage and being misplaced, andhigher cost, hence making its technological obsolescence. This has resulted in poor managementof the building operations.Root Cause AnalysisThe biggest root cause of the poor management of the building operations is the lack ofincorporating technology. Lack of technology signifies that the building manager has no optionbut to incorporate the manual mode of management. Using the old way of management oftenleads to poor management of the building operations, as illustrated in figure 1. Other causes ofpoor management include poor communication and lack of a tenant-centred mode ofmanagement.
