I, A Student a Melrose tenant, created this report with the purpose of informing Tim Roggen, Melrose at College Station Corporate General Manager, of the enhancing benefits of online bill pay. The memo will inform over economic & convenience benefits of this towards the tenants, as well as the increase of accounting efficiency for the complexes management. This analysis covers the four step research procedure: 1) analyze elements in current bill pay method, 2)review suggestions reported by tenants, 3) interview Melrose personnel and analyze business relationships, and 4)revise methods into electronic payment method, e-pay. The report states the results of the research and includes an extensive discussion of the results. Results were gathered by utilizing research acquired by observing the affects of other global companies upgrading to online bill pay. It was discovered that managerial efficiency, consumer friendly/convenient, secure banking, and slight environmental positives were direct positive effects of upgrading to this new system. Therefore, I recommend that Melrose investigate all the needs it will require in an online bill pay system, hire a qualified individual to create a program to fit Melrose’s needs, and of course use the system for the tenants. This process should take no longer than 6 months to complete, giving the programmer ample time to debug, and thoroughly incorporate the elements into Melrose’s program and, the program into Melrose’s website.

A Student December 1, 2007 Introduction . In the month of November 2007, a project began to analyze the benefits of online bill pay for a small apartment franchise, Melrose Student Suites. After witnessing several incidences involving tenants and an inefficient rent & bill processing method, I A Student a Melrose resident, began research on a manner of improving bill pay. “Electronic bill presentment and payment via the Internet is one of the fastest-growing areas in business” (Bill).
