Project Planning & Finance Control 2 Justification and Project Phase The effective planning of this project is essential to its successful completion. Therefore, each task should be precisely communicated and completed with diligence. Every contractor and project employee will have their daily tasks scheduled in advance. The first milestone is scheduled after the successful acquisition of the property. There is no time to delay work on the project because time is extremely valuable to – it is the only resource that cannot be acquired again once it is gone. Once there is a clear understanding of the life cycle for the project amongst stakeholders, project expectations have been defined, and the proper construction permits have been secured then execution can begin. Milestones Project deliverables begin after property acquisition is complete 1. Take possession Essential steps to the project planning and execution process predecessors to steps 8-25. 2. Contractor bids 3. Property inspections 4. Receive proposals 5. Utility locates 6. Dumpster delivery 7. Permits Before rehabilitation and construction can begin, the property must first be emptied, and old materials must be removed. 8. Demolition (clean out property) Construction process begins 9. Replace roof Before interior updates can be completed, mechanical updates must be done. Predecessors to steps 13-25. 10. Plumbing updates 11. Hvac updates 12. Electrical updates Once the house is enclosed, interior finishes can be put in place.

Exterior & interior paint The following steps are completed towards the end of the project life cycle, after predecessors are completed.
