1. Describe one retail location theory: Berry or Vance. Vance named 5 sets of dynamic functions influencing the commercial patterns of cities. 1. The automobile, giving the consumer more mobility and freedom of choice. With a car you’re able to search out those bargains that are advertised in the paper. 2. Changing purchasing power and tastes, causing greater sales volume and the demand for more retail space. Ex. Wal-Mart. 3. New housing patterns, especially the centrifugal drift of population outside older downtowns areas. Merchants will search out these new housing areas and locate near them. 4. Changes in land use zoning policies, leading especially to large land parcels for planned centers. Ex. Malls and shopping centers. Now you can get all your material needs in one central location. 5. Changing in merchandising (commodity combining), leading to larger stores and thus causing frequent building design changes and alterations. Ex. Super Wal-Mart. Now you can buy your groceries and get your oil changed at the same time. 2.
