Introduction Max Lionel Realty is a company founded in 2008 by property developer Max Lionel. The company employs approximately 100 people being that 80 licensed real estate agents. The organization manages property sales and rentals residential and commercial. The organization also separately engages in investment activities, such as property and land development. Max Lionel Realty has been a member of the Real Estate Institute of Victoria (REIV) since 2008 and proudly follows the REIV Code of Conduct. In order to build customer goodwill and satisfy its legal and ethical obligations, Max Lionel Realty has decided to implement a project aim the objective to: Inform agents of legal and ethical obligations (particularly with respect to WHS and anti-discrimination legislation) and any standards or codes of conduct followed by the organization Promote high standards in professional conduct Inform clients, tenants and potential tenants of MLR’s commitments Achieve employee and client buy-in for initiative In researches have been found some difficulties to be solved, Identified problems to be addressed by the project Agents Clients Tenants Under stress Obligations of MLR with the client Do not feel they are adequately consulted People High trained doing easy job Time poor Feel the agents sometimes are rude or insensitive. Lack of well-defined process Complicated process Unannounced inspections Communication problems between direction and agents Clarify what MLR will contribute managing client’s properties Tenants feel discriminated against on basis of: -lifestyle -family status -cultural background -income, etc. Unclear strategic aims Project Keys Budget: $15.000 HR acquisition: 6 people to execute the project Project time frame: 12 Weeks 13/05/2014 to 17/08/2014. Project In order to develop the project Tulio ( Ace Consultants ) was in charge as Project Manager and he will coordinate and assign the tasks and steps to
be followed by the stakeholders to achieve the objectives and keep the project on time.
Task 1: Determine project costs 1.1. a) Provide a project budget for the entire project scope/work breakdown structure. This budget must be in enough detail to show costs for:
