BUL 3130 lecture Real Estate and Personal Property Law- All property that is not to real property is personal property and personal property can become real property and personal property that become real property can return to the state of personal property. Deed- evidence that you are the owner of real estate. All deeds must be in writing. All contracts of sales must be in writing because of the statute of fraud. Formal Black Tie Law 3 types of Deeds: warranty deed, limited warranty deed, quick claim deed Warranty Deed- Defending her claim and the person who sold the house must spend the money to defend what she gave. Limited Warranty Deed- Limiting in the deed Quick Claim Deed- giving the right and interest that one has in the real estate but im not saying I have anything. What are the names of ownership you can get through a deed? Joint Tenant JT with right of survivorship- sole owner Tenant in Common Law of Trespass, Law of Nusess Quantum Mertorit –get paid the reasonable value that was rendered. Prevents unjust enrichment.
