BUSN380 Week 6 – Project #2 House Buying Assignment Part 2 The logic for choosing your two zip codes (work location, family location, good schools, etc. ..) The obvious logic in choosing the zip code (11238) in which I currently live, is born of convenience and familiarity. The address 345 Clinton Avenue, Brooklyn NY 11238 is two blocks away from my present home and is close to my job, school, friends, and family. Choosing a zip code in Riverdale New Jersey (07457) was simply a matter of satisfying the requirements of this assignment. The location was more than 20 miles away, and both properties (Clinton Hill Co-Ops and the Grande on Sanctuary offered townhomes for sale, that were extremely similar in structure size, land size, year built, and amenities offered. Besides, it was not Queens, Staten Island, or upstate New York, areas in which you could not pay me to live. Clinton Hill is a neighborhood in the north-central portion of the borough of Brooklyn in New York City. It is a national historic district consisting of 1,063 largely residential buildings built between the 1840s and 1930 in popular contemporary and revival styles. They include freestanding mansions, row houses, and apartment buildings, as well as churches, hotels, schools, stores and restaurants. Dynamic, well rounded, and once predominantly black, the neighborhood now touches just about every corner of the race-income matrix, including a large black middle and upper-middle class. Homes fetched a median sales price of $607,500 for the period Dec 2010 to Feb 2001. This represents an increase of 21.9%, or $109,000, compared to the prior quarter and a decrease of 30.6% compared to the prior year. Over the last 5 years, prices increased 26.6%. The median sales price of $607,500 for the district is 18.54% higher than the median sales price for all of Brooklyn NY. The average listing-price for homes on Realtor.com was $537,164 for the week ending March 23, 2011 which represents a decline of 4.4%, or $24,546 compared to the prior week, and a decline of 2%, or $10,867, compared to the week ending March 2nd. The average price per square foot was $449 in the most recent quarter, which is 28.65% higher than the average price per square foot for homes in all of Brooklyn. Riverdale is a borough located in Morris County, New Jersey. As of the 2000 census, the borough had a total population of 2,498 and overall housing units of 940. Average price per

The median sales price for homes during the period Dec 10 to Feb 11 was $305,995 based on sales of 18 properties. Compared to the same period one year ago, the median home sales price increased 7.4%, or $20,995, and the number of home sales increased 5.9%.
