FBE 400X: Real Estate Finance and Investment Prof. Tracey Seslen The University View Case The University View Building Knowing that you have recently become an expert in the field, a friend of yours who has no real estate experience has asked you for an informal opinion of the value of a small retail property known as the University View Building, located on Figueroa near the intersection of East Adams Boulevard. The building contains approximately 5,000 square feet of lease space, and has a single tenant with a profitable business that has occupied the property for the last ten years. The tenant has a good credit history, and is in the 3 rd year of a 10-year lease. The University View Building is a typical, traditional 1930’s construction storefront with ten parking spaces accessed by an alley at the back of the property. It was extensively remodeled in the mid-1980’s. Having a unique and attractive Spanish Revival façade, it has always been thought of as having distinctive character, and lately has earned some notoriety among local merchants trying to organize a revitalization effort in the area.
