Unformatted text preview: The worst thing that Sunderland could do at this point is give up. There are many things that can be done to, at least, get them back on track. Once Sunderland is back on track they can focus their attention on what can be done to prevent this struggle from ever occurring again. There are many ways the town can go about doing that. One way would be to implement overlay zoning on certain places in the town. With overlay zoning one can add supplemental requirements to a part of the town which may need additional features. So in Sunderland it would probably be very helpful to add on to a few different areas the requirement for affordable housing. The town can do the same thing but with open space if they are worried about it being ruined with an increase of development (Planning in the USA, 110). Another option which is close to overlay zoning is floating zones.
