Czirbik | 1 Richard Czirbik ECS I 1200 Nineteenth Street, Washington DC: Owner: Hines Real Estate Architect: SmithGroup LEED Certification Level: Platinum This Class A office building is the prime example of an eco-friendly building combining sustainability and aesthetics to achieve a successful product. Originally built in 1964, the building underwent substantial renovations in 2007 and 2009, shortly after it was purchased by the Hines group in 2003. In mid-2009, the building underwent nearly a $50 million dollar redevelopment program, resulting in a dynamic structure governed by the latest state-of-the-art systems. This 11-story building was critically acclaimed for it 99 of 100 Energy Star points. Included in the redevelopment was the replacement of the existing facade with a high-efficiency glass curtain wall and full-height glass retail storefronts, including a ‘green’ planted roof with a deck. Inclusion of several sustainable elements helped make the LEED-Platinum certification possible. “Efficient air handling units manage the temperature and humidity of outside air entering the building, reducing energy loads and increasing the comfort of building occupants. The fresh-air ventilation rates to all occupied spaces were designed to exceed the required ASHRAE standards by at least 30%. A floor-to-ceiling, energy-efficient glass curtain wall provides more than 96% of the regularly occupied space with access to outside views and natural lighting with high-efficiency plumbing fixtures saving 94,000 gallons of potable water annually.” One of the primary reasons the building reached its 99 points was the fact that 88% of the construction waste on site was recycled.
