Development of Land at Higher Densities Why is urban land developed at higher density in some places than in others ? Why is it the case that urban land is sometimes re developed at higher densities ? We saw some answers when we looked at how the structural density of buildings decreased with distance from the center.

FAR and population density FAR (Floor Area Ratio): This is how we will measure structural density. It is the aggregate usable square feet of floor space in a building per unit of acres land taken up by the building, or the square feet of floor space that corresponds to one acre of land. Developers create more FAR by building taller buildings on the land, that is by using more capital per acre in construction.

Redeveloping the center The centers of the cities are developed from time to time, offsetting blight and development. Perhaps existing buildings have become too cheap to buy, tear down and replace . Perhaps the demand for gentrification has increased.
