PURPOSE OF STUDY I worked at the County Health Department for seventeen years in a management capacity in two departments. I was the lead Management Assistant in Medical Records Management, and in the Child Health Department. I am currently a Management Assistant with a major university, and I supervise four employees and two front office areas. In the future I plan to be a Commercial Property Manager and I would like to establish a consulting business on mall revitalization. Background Analysis There are two categories of property management residential and commercial. The role of leadership with residential property is the management of apartments, condominiums, town homes and selling single dwelling homes. The job involves showing new units to possible buyers, knowledge of the complex by-laws, and give advice to owners. Managing the maintenance of the interior and exterior of the property has to be done periodically by the property manager. A manager is also responsible for the line of communication between the builder and the financial lender if a client decides to purchase a unit. Today the role of the residential manager is more involved than it was in the past. According to Charles Achilles, a property manager is responsible for the asset and has to be an economist and a marketer (Chapman 2004). Generally, residential management deals with a more personal and lower level of management in contrast to commercial management. 3

Another significant difference is the value of property. Residential property averages from $100,000 to $500,000 in price. Commercial property could start at $500,000 and run into the millions, although the concept of managing each line of property is basically similar, there are some differences. Commercial Property Management involves leasing, buying, selling and renting commercial property. This could involve the leasing of stores in a mall, the renting of an office building or an office suite; the job may require the maintenance of an office building and the surrounding grounds. Hiring security for an office building or complex may be a necessity. There was a time the industrial sector was dominate in commercial leasing now it appears that retail leasing is dominating the market, according to an article entitled “Retail Is Where the Action Is”. Companies like Wal-Mart, Target, and Kohl’s have given the economy a needed surge in the Midwest region real estate economy, in comparison to office vacancies that remain at 20% or higher in some markets (Murphy 2004).
