Termination of leases and tenancies Leases and tenancies may be terminated in the following ways. C08 Termination by time The period of notice may be decided by the parties to the tenancy agreement, subject to statutory requirements, if any. At common law, in the absence of express agreement to the contrary, the period of notice required is (with the exception of yearly tenancies) the period that corresponds to the recurring period of the tenancy—for example, a monthly tenancy would require notice of a month. Also at common law, the notice to quit to determine a periodic tenancy must expire at the end of the given recurring period.
