Home builders nationwide are slightly less pessimistic according to the latest National Association of Home Builders Sentiment Index. The index rose from 14 in September 2011 to 18 in October after 66 six-consecutive months of lackluster and low index values. Builders continue to compete with foreclosures and rentals, and are further hampered by the job losses, lower than expected appraisals, and credit hurdles. Building permit activity in the Metro Denver area reached a record high in 2000 only to steadily decline to a record low of 3,408 permits in 2009. Permit activity improved in 2010 and the first half of 2011. During the first six months of 2011, 94% of all multifamily building permits issued in Colorado were located in Denver, El Paso, and Larimer counties. New home building activity in the multifamily submarket has been notably strong. Through July, multifamily permits pulled in Metro Denver surged 86% compared to the same period in 2010.
