Thomas Mahony Housing Assignment- Math’s Introduction Making an investment into the housing industry can be a hassle and time consuming. This housing document has made this process much easier. Two Australian suburbs are being compared for a purchasing decision. They are Dakabin and Hope island which are both located in urban Queensland and are an hour and 13min drive from each other. This distance from each other will generate a pricing different effect an investors decision. To generate advice for a potential buyer, calculation will have to be done and evaluation of the data will be conducted. Considerations Observations Data was made a real estate agent on the areas of the suburbs The data was collected from the Real estate website The difference between the two years recorded Both sets of information had different starting points for recording (2008 and 2014) Both sets of data have ended in the same year (2020) Renovation and Decrease in Value may have occurred Assumptions I will assume that Different houses are being sold between the years I will assume that no disasters happened and did not affect the housing prices I will assume that the years are full years I will assume that the data is recorded at the beginning of the years and won’t change during the year. The rate needs to be in the same format. Inflation rate and interest rate has no effect in the data Beds, Baths and Land have no major effect on the investment decision Use of technology The raw data was calculated to find the These figures were calculated out using an excel spreadsheet with the provided equations. When put into an excel spreadsheet, the data becomes quicker to graph and calculate because of the integrated shortcuts. Thomas Mahony Formulas used Total was used to find out the entire amount of cost for the 30 houses chosen from each suburb. This will help show the full value of each suburb when comparing to which is more expensive. In Microsoft Excel, for example the formula =SUM (A2:A31) is used. But when calculating on paper, adding all the values together would be used Average was used to find out the usual value of a typical house. This will help when comparing what each suburb “norm” is. In the spreadsheet, the formula for example =AVERAGE (A2:A31). But working out on
