Recommendation 3: New Factory Space Currently the factory space that Relajante is operating out of is over 40 years old and defective. Maintenance fees for the factory are too high, varying and unreliable. The average for maintenance is $35,000 a year, but in 2015 it was double that at $72,000. This dramatic increase in 2015 ate away at most of the profits for that year and it cannot be explained or said when it will dramatically increase like this again. It is unreliable and cannot be accounted for accurately in budgeting for years to come in order to plan growth strategies. A newer and less faulty factory space is needed, so that instead of spending a lot on major maintenance issues, that money can be reinvested into paying the mortgage on a new property with minimal maintenance fees. The current factory also has a maximum capacity of 24,000 units, and if Relajante follows through with the first two recommendations they will need more space to increase production. This is to meet the demand they should receive with those recommendations. The new factory should include: Post production inventory space Larger production capacity Minimal reliable maintenance fees. Maintenance should be regularly scheduled and monitored in order to prevent unforeseen, costly repairs that could affect company’s profitability. These regular maintenance fees need to be reliable to budget for. The factory as is can currently be sold for $400,000. This can be used as a deposit on a larger, more modern factory and the rest can be financed through reallocating the money currently used on the high maintenance fees to paying the mortgage of the newer property. This activity is not urgent but it is important as seen in figure 1 the urgency importance matrix . For this recommendation to be optimally effective, it should be implemented after the first two have been successfully executed, or after the current factory has reached its full capacity. This is so that the company will still benefit from economies of scale and not produce under capacity and waste resources. 5
