cause a loss in revenue. Engineering Systems Implementation of the types of systems we want to use will impact the facilities plan. We must take into consideration that some systems may specialized maintenance and repairs. At Au Parc there are various types of systems we need to install in order to maximise guest comfort. Heating, Ventilation, and Air Conditioning (HVAC) By installing an HVAC system it will allow the guest to control the room temperature to their suitability. By using a centralised system it will be more efficient than using ordinary wall units, although they may have a higher cost as they work better and also have automatic switch off systems which will reduce energy consumption which will be eco friendly and save money.

Water systems By installing low flow faucets and showerheads in guest rooms can save the hotel major costs as well as be environment friendly. This will give the guests the same water pressure as a regular flow faucet however using less water, this will benefit the guest and the hotel. Lighting System Using LED bulbs in the hotel will be a better option as it is environment friendly and it also will reduce costs, this is due to the fact that they consume less energy but are as efficient as regular bulbs. In order to save huge amounts of energy wastage a key card system will be used to access electricity in guest rooms, therefore deactivating it as soon as the guest leaves their rooms, which will save energy and decrease costs. Cost Accounts Development and Construction Costs This is usually one of the biggest costs it includes development/consultancy fees, engineering, materials, legal costs, architecture etc. It is important to make a budget in order to estimate the costs of developing and constructing. Operation Costs These costs are separated into 2 which are as followed: Property Operation and Maintenance (POM): This includes costs that are used in daily operation such as labor costs, cost of supplies, maintenance activities, and contractors. If we use high quality products and eco friendly products POM costs will decrease as there will less maintenance required. Utilities Costs This includes the costs of the utilities consumed by the hotel includes, water, electricity and gas. The cost may vary monthly according to consumption. Since we are using eco friendly and efficient products chances are that costs will be low to saving of energy and water consumptions. Renovation and Modernization Costs This includes costs for renovating or changing things in the hotel since our hotel is newly refurbished costs will be low, however in time as its gets old the costs will increase.

Future Plans Considering that Au Parc is newly renovated hotel goes to say that it will not need alot of changes made soon, however for the future plans there are plenty of proposed ideas.
