Instead Larry patched the room thinking of short-term costs versus considering replacing the roof which would have avoided him in long-term costs. Per the state regulations, Larry is fined due to his inability of correcting the roofing issue and is unable to rent to another tenant until the issue is properly addressed. Larry is also, responsible for replacing Rogers valuables due to him not being within building codes. Roger is responsible for repairing the damage he has done to the property due to him acknowledging verbally that he did it “because of Larry’s inability to fix the leak and his expressed anger based upon Larry response.” Both Larry and Roger are both responsible and all legal documentation and local regulations have been considered and addressed. Larry could have had the option of evicting Roger due to him breaching their leasing contract of causing damage to the property. However, since Larry wasn’t within local building codes eviction is out of the question.

Landlord-Tenant Law 6 In conclusion, both Larry the landlord and Roger the tenant both learned a valuable lesson from their negligent behavior. Larry was held responsible for paying Roger for damages to his property due to his inability of fixing the water leak. Roger is responsible for his retaliation of damaging Larry’s property and must may for the damages. Larry also wasn’t within the states local building codes and was fined due to his property being a safety hazard. Larry should have fixed the problem immediately after him knowing of the problem to the tenant. Also, although renter’s insurance wasn’t required for this particular property, Roger realized how important it is to have it to protect his valuables. Roger learned to have renter’s insurance for future renting of properties and Larry learned to not to delay in repairs when a tenant brings it to his attention.
