Here’s the reason why I included this chapter in this manual. Many beginner investors come to conclusion “It doesn’t work in my area!” . You know what I tell them? I tell them “Move, so it can work for everyone else in your city!” ! The point is, it works in ANY city throughout U.S., but many people do not get the results they want soon enough, and then they conclude that it doesn’t. Then the “It doesn’t work in my area!” becomes just an excuse ! Don’t think like that! The problem is not that it doesn’t work in your area, but rather, the problem is that your marketing is not working and not producing the leads you need. The problem may also be that you’re not recognizing potential deals in the leads you are getting. So, if that ever comes to your mind, remember this chapter and go back and study this course! It does work in your area, and you can get wealthy doing it! This is another one of the most common questions I get from our members. The answer is NO, I don’t buy only foreclosures. I buy all properties where I can profit without spending too much of my time or effort, regardless of the situation. The absolute KEY to profits in Real Estate is to work with MOTIVATED sellers. In order to profit, you need a discount on price, or great terms (i.e. seller carry 0% interest financing is considered as great terms); or both – the discount in price and the terms. You can achieve either or both only if you work with a motivated seller. As you already know, the biggest source of motivated sellers is the people in foreclosure. From all different problems people have, the foreclosure IS the biggest cause of motivation! And when you add the deadline caused by the foreclosure process, it makes it a perfect arena for creative investors. à The majority of my deals (more than half) are properties in foreclosure! Now, you may be wondering, where do I get my other deals? We buy a high number of houses from people who are NOT in foreclosure but ARE motivated. Reasons like divorce, job loss, failed business, etc. cause people to fall behind on payments, or about to be behind on payments but are not in foreclosure yet. Those are all people who need your service, and you can profit by helping them. In addition, I’ve bought a lot of houses from people who needed to sell in order to close on a new home. Again they were motivated for that reason. A small number of our students, use these strategies exclusively on properties NOT in foreclosure, for their own reasons. However, there’s no reason not to do both. à IMPORTANT: strategies presented in this course work with homes in foreclosure or not!!
