The term of lease is for a period of 10 years plus a three month rent-free period beginning on September 3, 2010 and expiring on December 3, 2020. The lease payments under the contract shall escalate annually by 5% beginning on the fourth year. 158 Bedrock Realty & Investment Corporation On September 21, 2010, Puregold Junior entered into a contract with Bedrock Realty & Investment Corporation to lease a parcel of land and the building existing thereon situated at Commonwealth Avenue, M. Balara/Capitol, Quezon City. The term of the lease is for a period of 15 years plus a four month rent-free period beginning on October 1, 2010 and expiring on January 31, 2026, renewable upon mutual agreement by the parties. The lease payments under the contract shall escalate annually by 5% starting on the fourth year. Guru Property Development and Management Corporation On October 15, 2010, Puregold Junior entered into a contract of lease with Guru Property Development and Management Corporation to lease a 1,617 sqm portion of the lower ground floor of the building located at M.L. Quezon Street, Barangay San Isidro, Antipolo City. The term of the lease is for a period of 10 years plus a four month rent free period beginning January 1, 2011 and expiring on April 30, 2021. The rental shall be escalated by 5% beginning on the third year up to the sixth year and by 6% beginning on the seventh year onwards.
