He revealed that in the kingdom a person has to have a net income of over E20 000 to get an entry level property, which is a rarity because most interested buyers are middle income earners. McGuire noted that in Pretoria for instance, people buy themselves nice properties for E400 000, as this is the entry level. In Swaziland however, entry level property is likely to cost buyers around E800 000 to E1, 2 million. In light of these commentaries it would be prudent to recalculate the pricing of their units to attract the required client base.

COMPETITION The proposal faces stiff competition from mainly two competitors namely: Eswatini National Housing Board SBC Malkerns Square Housing Project Eswatini Housing Board (ENHB) offers low cost housing to the middle class in areas such as Thembelisha Township nested in the heart of Ezulwini. According to their prospectus their pricing range is significantly below that of this project. However on a positive note the housing units are mostly sold out as a result pose little conpetition in terms of new units however they may be dampen demand for the Ezulwini Eco-Estate as a result of current owners looking to sell in the secondary property market. Further ENHB has another township called Mabuya Township which is located just outside Mbabane near Ngewnya Boarder Post. According to information sourced from ENBH there are still a number of units left for consumers to buy.
