On 2/11l1988, Ted Mitchell purchased some farm land to be held as a rental property investment. Ted originally purchased the land for $3,000,000 and took out a mortgage of $1,800,000 as part of the purchase. As of 10/31/2018, the farm land had increased in value to $7,500,000, and the principal balance of the
mortgage had been paid down to $1,650,000. On 10/31/2018, Ted completed an IRC Section 1031 exchange in which he traded his farm land (subject
